Leadwork repairs
Leadwork Repairs in Morecambe
Lead helps keep water out where your roof meets chimneys, walls, valleys, dormers and other changes in the roof line. If lead flashing splits, lifts, cracks or comes loose, water can get beneath tiles or slates and into your home.
Morecambe Roof Repairs can inspect leaking or damaged leadwork and carry out the repair needed. If you've noticed a damp patch by the chimney, staining around a roof join or water coming in after rain, give us a call for a quote.

Signs your roof leadwork may need repair
Leadwork problems are not always easy to spot from the ground, but you may notice signs inside your home or around the roof. A leak does not always mean the main part of the roof has failed. Flashing or a valley can let water in where parts of the roof meet.
Water can travel along timbers or felt before it shows on the ceiling, so the damp patch may not sit directly below the leak. We'll check the roof, find where the water is getting in and agree the repair with you.
Damp patches, peeling paint or staining near a chimney breast
Water marks around a dormer, roof-to-wall join or ceiling edge
Visible gaps, lifted edges or cracks in lead flashing
Loose mortar or damaged flashing where a chimney meets the roof
Water getting in around a lead-lined valley
Leaks returning after a temporary seal or patch
Where leadwork is used on a roof
Lead is often shaped into flashing around chimney stacks and where a roof meets a wall. It can also be used in valleys, parapet details and around roof features where a flexible, weatherproof join is needed.
The repair may mean securing and reshaping sound lead, replacing a damaged piece, renewing flashing, or repairing nearby tiles, slates or mortar. What is needed depends on the condition of the lead and the parts it joins.
- Chimney flashing and back gutters
- Step flashing where a roof meets a wall
- Lead valleys between roof slopes
- Apron flashing around roof features
- Joins between different parts of the roof

Finding the cause of a flashing leak
A leak near a chimney is not always caused by the leadwork. Cracked pointing, loose chimney parts, slipped tiles, damaged slates or water getting in higher up the roof can all leave similar marks indoors. We'll check around the chimney and look at the staining inside too.
Lead can wear through movement, loose edges, splits, failed joins or damage around it. Finding where water is getting past the roof means the repair can be done in the right place.
- The condition of the lead flashing and how it is fixed
- Tiles or slates directly around the detail
- Mortar, brickwork and joins on a chimney stack
- The direction of the roof slope and how water runs through valleys
- Earlier patches or sealant that may no longer be holding

Choosing between a repair and more extensive work
A smaller leadwork repair can work well where the problem is limited to one piece of flashing, a valley detail or one roof join, and the surrounding roof is still sound. If the lead is badly damaged, the same detail has leaked repeatedly or nearby roof materials are worn, replacing a larger section may be the better long-term repair.
We'll explain what we've found and go through the repair options with you. If water is also getting in through the chimney, we can carry out that work at the same time as the leadwork repair.
- Repairing a split, lifted edge or failed join
- Replacing damaged flashing or a worn valley section
- Rebedding or replacing nearby tiles or slates if needed
- Chimney repairs where loose mortar or components are affecting the flashing
- Wider roof repairs where water is getting in at more than one point
What affects the cost of leadwork repairs?
The cost depends on where the problem is, how much leadwork is involved and the condition of the roof around it. Access, the height and pitch of the roof, and any work needed to tiles, slates, mortar or a chimney detail can all change the quote.
Your quote will set out what needs repairing or replacing, plus any related roof work needed to keep the join weatherproof. If we find more wear after lifting the lead, we'll explain the options and agree any extra work with you before going ahead.
Whether the problem involves flashing, a valley or several roof joins
The size of the area and how easy it is to reach
The condition of nearby tiles, slates and visible roof timbers
Whether chimney mortar or chimney parts need repair
How much earlier patching or water damage there is around the detail

Frequently asked questions
Can damaged lead flashing cause a roof leak?
Yes. Flashing seals joins around features such as chimneys and walls. If it splits, lifts, cracks or comes away from the roof beside it, rainwater can get underneath and cause damp indoors.
Do you need to replace all the leadwork if one section is leaking?
Usually not. If the leak is coming from one section and the lead around it is still in good shape, repairing or replacing that section may be enough. We'll check the nearby leadwork for any other places water could get through.
Is a chimney leak always caused by flashing?
No. Water coming in near a chimney can also be caused by damaged pointing, loose chimney parts, cracked render, slipped tiles or problems elsewhere on the roof. Looking at the chimney and roof join together helps show what needs repairing.
What should I do if water is coming through near a roof junction?
Move belongings out of the way and put a container under any drips, if it is safe to do so. Don't climb onto the roof or try to push the lead back into place. Give us a call and we'll find where the water is getting in.
Will the quotation explain what is included?
A clear quote should explain the leadwork problem, the repair or replacement being considered, and any work needed to nearby tiles, slates or chimney details. It should also say if access arrangements or further investigation are needed before the repair can be finished.
