Roof replacement

Roof replacement from Morecambe Roof Repairs

A lot of roofs can be repaired and will keep going for years. But when leaks keep returning, wear is spreading or the roof is getting old, replacing it can be the better option. We'll take a look and talk you through the choices in plain English.

We replace roofs in Morecambe, Lancaster, Heysham, Carnforth, Bentham, Hornby and Galgate. Get in touch to arrange an inspection and ask for a clear quote for the roof and any related work.

Roof Replacement

When replacement may be the better option

A slipped tile, one leak or damaged flashing doesn't always mean you need a new roof. If the problem is limited and the rest of the roof is sound, a repair may be all you need.

Replacing the roof can make more sense when tiles or slates are failing across larger areas, leaks keep returning, the roof is getting old or the damage goes beyond one small section. Problems with the underlay, battens, valleys, ridges and chimney details can affect the decision too.

An inspection lets us check the visible condition of the roof and explain whether a repair is likely to last, or whether replacement is the more practical choice.

  • Repeated leaks or water marks linked to more than one part of the roof
  • Numerous cracked, loose, slipped or worn tiles or slates
  • Worn ridges, valleys or flashing along with wider roof damage
  • A roof that has had several repairs but keeps developing new problems
  • Visible sagging or signs that the roof structure needs a closer look

What a roof replacement can involve

The work depends on the roof and the damage we find. Replacement often means taking off the existing materials, checking the condition underneath, then fitting the new roof and the parts needed to support it.

Tiles or slates, underlay, battens, ridges, valleys and flashing all need to work together to carry water safely off the roof. If needed, we can also point out problems around chimneys and roof edges, including gutters, fascias and soffits.

We'll tell you what needs replacing, what can stay and whether it makes sense to deal with nearby problems while the work is underway. This helps you compare a repair with a full replacement.

  • Removal of existing tiles or slates where replacement is needed
  • A check of accessible parts of the roof once the old materials are removed
  • New roof materials, underlay and battens if needed
  • Work to ridges, valleys and flashing details
  • A clear explanation of any chimney, gutter, fascia or soffit problems linked to the roof

Repair or replacement: making the right call

The biggest job is not always the right one. If the problem is in one area and the surrounding tiles, slates and roof details are in reasonable condition, a repair can be the better option. If damage is widespread or repairs would only put off further problems, replacement may offer better value over time.

We won't tell you what you need before we've seen the roof. We'll check how far the damage has spread, the condition of the surrounding roof, where water is getting in and whether a repair is likely to last.

What affects the cost of roof replacement?

Roof replacement costs vary because every roof differs in size, layout, access and condition. The type of tiles or slates, the number of slopes, valleys and ridges, and what we find beneath the old materials can all affect the labour and materials needed.

Chimney stacks, lead flashing, gutters and roof-edge details may need work too, either because they are damaged or because the replacement work affects them. A clear quote should separate the main roof replacement from any extra repairs found during the inspection.

Your quote should show what is included and explain which items depend on what we find after the old materials come off.

The size, pitch and layout of the roof

Whether the roof uses tiles or slates

Access arrangements and safe working requirements

The number and condition of valleys, ridges and flashing details

The condition of battens, underlay and accessible areas beneath the tiles or slates

Related chimney repairs, leadwork repairs or gutter, fascia and soffit repairs

What should be included in your quotation?

A useful roof replacement quote should describe the parts of the roof being worked on, rather than giving one vague total. It should say which existing materials will be removed, if needed, what new materials will be fitted and which roof details are included in the price.

It should also say what happens if further damage shows up once the roof is opened up. Asking before work starts means you know what is planned and whether separate work might be needed.

Once you have the quote, you can go through what we have found, ask about the options and decide if you would like us to go ahead.

The roof slopes or sections included in the replacement

Removal and disposal of the existing roof, where included

Tiles or slates, underlay, battens and roof details to be fitted

Work to ridges, valleys, flashing and chimney details where relevant

Any separate allowance for gutters, fascias, soffits or related repairs

How unexpected damage found after removing the old materials will be discussed

Frequently asked questions

How do I know if my roof needs replacing rather than repairing?

It depends on how far the problem has spread and the state of the rest of the roof. One leak or a few damaged tiles can often be repaired. If problems keep appearing in several places, replacement may make more sense. We can take a look and talk through both options.

Can you replace only one section of a roof?

Sometimes, yes, if the rest of the roof is in suitable condition. It depends on the layout, the neighbouring tiles or slates, and how that section joins valleys, ridges or flashing. We can explain what is practical after taking a look.

Will roof replacement include chimney flashing and valleys?

Flashing and valleys can be included if they form part of the section being replaced or need repair. We will check chimney details with the rest of the roof and show clearly in the quote what is included, along with any separate chimney or leadwork repairs.

What happens if damaged battens or underlay are found during replacement?

You cannot always see beneath the tiles or slates until they are removed. If we find more damage, we will explain it and talk through the options before doing any extra work. The quote should also explain how this will be handled.

Do you cover roof replacement in nearby areas?

Yes. We also cover Lancaster, Heysham, Carnforth, Bentham, Hornby and Galgate. Get in touch with your location and a brief description of the roof problem to discuss an inspection.
